One question: does it pay?

breathes both ways.

Two-way connector, dense shophouse frontage, non-prime rent. Traffic is a signal only when it can stop.

What you can commission

Four ways in. One engine.

Fixed fee per engagement, quoted before we start. Every deliverable carries the same provenance marks — measured, modelled, field-verify — so you always know what you are looking at.

Zone Scouting

For operators and groups choosing where to look before they look.
  • A district or a whole town split into comparable sectors and censused
  • Streets ranked on your own criteria — connector, two-way, rent band, demand mass
  • A field-run map: which streets to walk, in which order, and why

Site Evaluation

For anyone about to sign a lease on one specific address.
  • Full survey of the address: catchment, street flow, accessibility, competition
  • Named intercept register — the hotels, homes and offices that actually pass the door
  • 12-page client dossier with verdict, conditions and three P&L scenarios

Portfolio & Developers

For landlords, developers and lenders with several addresses or a podium to fill.
  • Every unit evaluated with the same formula — comparable, defensible numbers
  • Tenant-mix and concept-fit reads per unit, honest NO-FIT included
  • Quarterly market-pulse monitoring of your catchments

For networks

Brands & Groups

For groups with outlets already trading — chains, franchisors, brands entering a new city.
  • Brand DNA — what your best outlets share, read on the ground and calibrated on your own numbers; which sites sit under their potential, and why
  • White-space search with a cannibalisation guard — a whole city screened for net-new pockets your existing stores do not already own
  • Network Watch — the ground around every outlet re-read each quarter: openings, closures, hotel pipeline, cluster drift — early warning before a store slides
Turnaround 10–15 daysOutput network read + shortlist

Add-on to any engagementFrontage Count. A camera on the frontage counts what actually passes the door — vehicles and pedestrians by class, direction and hour, over the days you choose — then the curve is laid over your own day-parts.

From data to decision in four simple steps

You stay in control — the platform does the measuring.

1

Define the zone

Search an address or draw the exact catchment polygon — a street, a district or a whole town, split automatically into comparable sectors.

2

Layer verified data

Demographics, spending signals, competitors, street quality and traffic combine into one measured picture of the area.

3

Compare the market

Competition is read against demand — venues per household, rent band, whether ratings still separate anyone — and every zone lands in the same comparison.

4

Decide with confidence

A clear zone score, an honest market-fit read and practical recommendations — including "don't enter" when the data says so.

The system is allowed to say NO FIT — protecting capital is the whole point.

Built by an operator.
Not a consultancy.

The founder runs three restaurants in Vietnam under the Pasta Fresca name. Every method on this page — the street scoring, the field traffic engine, the saturation read — is tested on our own floors before it ever touches a client's capital.

A wrong lease in this market can burn through tens of thousands of dollars before the first month of revenue.
The engine's first job is protecting you from that signature. That's why it's allowed to say NO FIT — and why access is by invitation, not by checkout.

Export report

Measured on the ground.
Not modelled from a desk.

Our in-house field engine measures the real traffic in front of a candidate site.

On-site video analysis — every vehicle and passer-by in front of the site, counted and classified
By type, speed and daypart — cars, motorbikes, bicycles, pedestrians · slow traffic sees you, through-traffic doesn't
Exposure quality, not raw counts — flow weighted by how likely each passer-by is to notice a venue like yours
Feeds the report directly — measured numbers land in the zone score and in your due-diligence report, labelled as measured
This is the difference an investor can audit: measured, not estimated.

What the street said
Strong evening flow, good score — but the week is carried by three days. Weekday covers could not cover the fixed base.
What the P&L said
At the asked rent the conservative scenario lost money 7 months a year. A venue must survive its conservative case, not its optimistic one.
What we recommended
Walk away at the asked rent — or sign below a stated ceiling with a seasonal rent structure. The location wasn't wrong. The terms were.
A wrong location costs $150,000–500,000. Against that, a report that says NO is the cheapest insurance you can buy.

Before you ask

The questions every client asks first.

How long does a site evaluation take?

Five working days from the moment we have the address and your concept. Zone scouting takes seven to ten, because part of it is walked, not computed.

What do I actually receive?

A 12-page dossier: cover verdict, fact sheet, the five-step reasoning behind the verdict, scorecard, demand mix with walking rings, three real maps, a named intercept register (hotels, homes, shops, offices with distances), the competitive field retiered against your concept, three P&L scenarios built from your menu, a capex frame and a field-verification checklist. Plus a call to walk through it.

Where do the numbers come from?

From a survey engine that censuses every venue and anchor around the address, reads the street network, and retiers competitors against your specific concept. Every figure is marked measured, modelled or field-verify. Nothing is illustrative in a client dossier.

What if the answer is no?

Then the dossier says NO-GO, with the numbers that led there and, where it exists, the rent ceiling at which the same site would work. Protecting your capital from a wrong signature is the whole point of the engagement.

How much does it cost?

A fixed fee per engagement, quoted before we start and small next to the first month of a wrong lease. Groups and developers with several addresses get a per-unit rate.

Which cities do you cover?

All of Vietnam, with seasonality profiles for thirteen cities from Hanoi to Phú Quốc. The method is designed for Southeast Asia; ask us about markets outside Vietnam.
